Our service is to be a ‘consultant’ rather than an ‘agent’, we offer a professional personal service. But also at a low fixed cost.

Our experiences with our own BTL properties, our membership of NLA, LLAS and the Property Redress Scheme make us the ‘true professionals’ to get you a tenant fast.


What can we do for you :-

  1. We will give a fair ASSESSMENT of your property and give a REALISTIC level of rental achievable. We can advice on any works required (and give a price for those works) and our appraisal in terms of asking price will be based on comparable evidence and our wealth of experience. Void periods will be avoided at all cost. We will be blunt and tell you if your rental level target is not achievable in the present market conditions.
  2. All the ADVERTISING of your property. We will utilise all the usual well known property websites, we advertise in newspapers, we have access to The City dealing systems for advertising, and of course we have our web presence.
  3. All the VIEWINGS. Taking potential tenants to your property without you having to travel there. Relieving you of the disappointments when meetings are cancelled at short notice. With many tenants now viewing an average of 7 properties before deciding, this could save you many wasted trips.
  4. NEGOTIATION. We will conduct the negotiation with the tenant. We find that this means that the landlord/tenant relationship is very strong at the start, there are no hard feelings. Everyone is happy.
  5. REFERENCE CHECKS. We will check all the references provided by the tenant on our ‘tenant application form’, these are employment, bank statement check and previous landlords references.
  6. We will PROVIDE A TENANCY AGREEMENT for the period of occupation. This is a rock solid AST provided by our solicitors. If needed specific clauses can be added if requested.
  7. An inventory check may be carried out at an extra charge. Although most of our landlords tend to do this themselves as it increases/establishes the landlord/tenant relationship.
  8. When doing full management, we will also: Do the check-in/check-outs, collect the rent, provide monthly accounts, pay money over immediately.
  9. We hold non of your cash . . .


We do not have the fixed costs of the high street agencies and therefore pass on this saving to you, the Landlord. Please ring us for a quick negotiation on our fees. Once agreed we will send you our T&C and start marketing your property.

This fee is only chargable if we are successful at finding you a tenant (payable on completion). If doing full management, the fee is only payable when there is a tenant at the property.

IN ADDITION, if you require any services at the property then we have the contacts to do that work. If you need an EPC or a Gas certificate or even redecorating or a new Kitchen, then leave it with us, We can organise everything and save you time/effort/money. Again, each additional service is for a pre-agreed price.
